Did you know? Staged Homes Sell 25% faster than non-staged homes. Today that might mean the difference between hours on the market, not days or weeks.

You might ask yourself if staging is necessary in the current market where each listing has multiple offers.  Whether you are the seller or listing agent, the answer is yes! Staging will still get top dollar for any home in any price range.

Staging a home can be as simple as removing clutter and personal photos. On a higher level, a professional stager can rearrange furniture or bring in a sofa and other key pieces that fit the space and make the home look larger and more appealing. Lighting and neutral paint and décor can be key to a quick and top dollar sale.

On the flip side, the space shouldn’t be so neutral and devoid of personality that it looks sterile. A professional stager can add the perfect piece of art, a unique lamp or coffee table, dining table chairs, a colorful plant or key accessory that make the room pop and the potential buyer feel at home. A stager can find the perfect balance between welcoming and impersonal.

Home buying will always have an emotional component and staging a home so that potential buyers can visualize themselves living there is the goal. They can picture what their own furniture would look like in the home, or it can give them decorating ideas, which creates excitement. A well-staged home also gives the impression that the home has been well maintained and taken care of.

As an agent, you might find sellers that ask for a discounted commission fee since there aren’t enough listings right now. Offering staging services adds value to the seller without discounting your fee and the selling price will reflect this value. You will become the go-to agent because of this additional service.

A professional home stager adds value by making you home stand out in person and in photos and videos too. If the home stands out above others in the area, it will be the first one buyers want to see, and if they don’t want to lose it, they will make the best possible offer – today, not tomorrow!
